Tree surveys › Mortgage tree report
For lenders and insurers
If a lender or insurer has asked about trees near a property before a purchase, remortgage or policy can complete, they want a written report they can rely on. We inspect the trees, record species, size, condition and distance to the building, assess their influence on the property, and give clear recommendations, written in house by our own qualified team.
Every relevant tree recorded with species, size, condition and its distance to the building, so the lender can see exactly what stands near the property and in what state.
An assessment of how the trees relate to the building, including subsidence risk where the ground is shrinkable clay, the soil condition in which trees can be implicated in movement.
What, if anything, needs doing and when, in plain wording a lender or insurer can act on. If a tree is protected we say so, because TPO trees need council consent before any work.
Independent first. The report is priced and delivered on its own and its findings are what the trees actually need. If it recommends work, you are free to take it to any contractor you like. Because we are also an ARB Approved Contractor, we can carry out that work ourselves if you choose, one firm from report to sign-off, but the report never depends on it.
Trees on shrinkable clay soils can be implicated in subsidence, so a sizeable tree close to a building is exactly the kind of thing a lender queries. The report answers with a factual record of what stands there and what, if anything, needs doing. If cracking or movement is already suspected, a tree survey for subsidence goes deeper.
We quote within one working day and, because our surveyors are local to Lancashire, visits happen within days, not weeks. We know a purchase or remortgage runs to a deadline, so tell us yours when you get in touch.
The report is priced and delivered on its own and its findings are what the trees actually need, so you are free to take the recommendations to any contractor. As an ARB Approved Contractor we can also carry out the work ourselves if you ask, but the report never depends on it. And if a tree turns out to be protected, council consent is needed first, with six weeks written notice for works in a conservation area; our free protected tree checker gives you an indicative answer, though the council register is definitive.
The report records species, size, condition and distance to buildings and gives clear recommendations, which is the information insurers ask to see. If your insurer has asked a specific question, send us their wording and we will make sure the report answers it directly.
We are based at Freshfield Farm, Freckleton, Preston and work across Preston, Lancashire and the North West. If you are not sure whether we reach you, call 07884 274693 and we will tell you straight away.
Tell us what your lender or insurer has asked for and we will confirm the report you need, with a quote within one working day.
