BS5837 surveys for planning, tree risk assessments, root investigations and mortgage reports. Surveyed and written in house by our own qualified team, quoted all-in, and backed by the firm that can also carry out the works.
We write the report and, as an ARB Approved Contractor, we can carry out the works it recommends. No second procurement problem. Survey and works are always quoted separately, and you are never obliged to use us for either.
All-in quotes with expenses included. No follow-on surprises after the survey day, and any further work is agreed before it is priced.
We are based in Preston, not a national call centre. Most quotes go back within one working day and survey visits are booked within days across Lancashire and the North West.
ARB Approved Contractor, Constructionline Gold and Fusion21 approved, with £5m public liability and £10m employers liability insurance. The paperwork planners and procurement teams ask for is already in place.
One question. We will name the survey, tell you what you receive, and how quickly.
What has prompted this?
Every tree on or near the site is plotted and categorised, with root protection areas calculated. If the council asks for more, the impact assessment, method statement and protection plan build on the same survey without starting again.
When a valuation mentions trees or asks for an arboricultural report, this is the document that answers it. We identify the trees, assess the risk to the property and give the lender the clear statement it needs.
A qualified inspection of the tree and its surroundings, with a written record of what we found and what should happen next, in priority order. If work is needed urgently we will tell you on the day.
If you are responsible for land with trees, you carry a legal duty of care. A recorded survey cycle is how that duty is evidenced. We survey the stock, record it, and put re-inspection dates in the diary so nothing is missed.
Where roots are suspected of affecting structures or drains, we investigate below ground and report what is actually there, with findings insurers and engineers can rely on.
Works to protected trees need consent, and a well-argued application with the right evidence is the difference between yes and no. We advise on what is realistic and prepare the supporting report.
The survey local planning authorities expect when trees are on or near a development site, to the current British Standard.
Qualified condition inspections with a written record, so risk is managed and your duty of care is evidenced.
Below-ground investigation where roots are suspected of affecting structures or drains, reported to insurance standard.
When a valuation mentions trees, this report answers the lender's question so the purchase keeps moving.
Standalone reports and supporting statements where a full BS5837 package is not required, matched to what your council actually asks for.
Most reports end with recommended works. We are an ARB Approved Contractor, so the same firm that wrote your report can carry them out, priced separately, with no obligation. You are always free to take the report to any contractor you like.
Ask about survey and works togetherQuotes are all-in, with expenses included. The price we quote is the price you pay.
If the survey finds something that needs more investigation, we tell you first and agree it before it is priced. No surprise follow-on invoices.
Tell us the situation. We confirm which survey you actually need, the same working day where we can.
One price, expenses included, usually with you within one working day.
Your surveyor walks the site. Urgent safety findings are flagged on the day, not saved for the report.
Your report lands days after the visit. If works follow, we can quote them separately as an ARB Approved Contractor.
Homeowners and homebuyers, developers and self-builders, housing associations, schools and academies, commercial property, councils and public bodies. We know the local planning authorities in our patch and what their tree officers expect to see.
Been sent a letter about trees, or wondering if yours is protected? Check now. Both tools are free, nothing is stored, and a person always confirms before anything is booked.
Upload a photo of it, or paste the wording. Our reader names the exact survey it is asking for and quotes the line that gives it away.
Automated reading, checked by a person before anything is booked. Your letter is not stored.
Enter your postcode. We check the national planning data platform for conservation areas and tree preservation orders at your address.

No. Councils ask for different things at different stages, and many applications only need the survey and constraints plan at first. Our free scope check confirms what your council actually requires, so you never buy more than the application needs.
The site visit is usually a single day for most sites. Your report follows days after the visit, not weeks. Larger or more complex sites are agreed up front when we scope the work.
For planning purposes most authorities expect the survey to be recent, and in practice up to around two years old depending on the site and season. If yours is older, we can often update an existing survey rather than starting from scratch.
It depends on the size of the site, the number of trees and the drawings required, which is why the scope check comes first and is free. What we promise: the quote is all-in with expenses included, and the price we quote is the price you pay.
Yes. For development work we can join design team meetings, meet your architect on site and liaise with the council's tree officer directly.
We are based in Preston and work across Lancashire and the North West. Applying for planning in the city itself? See our dedicated BS5837 tree surveys in Preston page. Anywhere else in the county, see tree surveys in Lancashire. If you are further afield, ask; for larger commissions we travel.
Only if you choose that, and the report never depends on it. The survey is priced and delivered on its own, its recommendations are what the tree actually needs, and where no work is needed the report says so. You are free to take our report to any contractor. If you would like us to quote for recommended works, we do so separately as an ARB Approved Contractor, with no obligation either way.
Yes. We carry £5m public liability and £10m employers liability insurance, and we are ARB Approved Contractor AC2637, Constructionline Gold and Fusion21 approved.
